Before You Buy in Los Cabos, Answer These Five Questions

Everyone who wants to buy in Los Cabos leads with budget. Fair enough. You need a number before you can do anything else. However, budget only tells you what you can spend. It does not tell you where you will actually be happy living. Los Cabos has distinct regional personalities now: Pacific, Corridor, East Cape, Marina. Buy in the wrong one and the price tag stops mattering.

Should You Buy a House or a Condo in Los Cabos?

This is really a question about how you want to spend your time here.

A condo buys you lock-and-leave. The HOA handles the exterior, landscaping, security, and the pool. Gone four months a year? A condo does not punish you for it.

A house buys you land, privacy, your own pool, and room to spread out. It also buys you a second job. Pool service, pest control, and utilities all run whether you are here or in Denver.

Which Amenities Are Non-Negotiable for You?

Los Cabos gated communities are specialists, not generalists. Pick the wrong one and you are driving twenty minutes for the thing you thought came with the address.

Golf draws buyers to Quivira, Diamante, and Querencia. Boats require Puerto Los Cabos or the Cabo San Lucas marina for real deep-water access. Swimming, however, is where buyers consistently get surprised.

Most Los Cabos beaches will pull you under. Shore break, undertow, and no lifeguards worth the name. If you want to actually get in the water, Chileno Bay and Palmilla sit on protected Sea of Cortez coves. Fall for a Pacific-side view instead and make sure the community has serious pool infrastructure or a swimmable lagoon. The ocean is not going to cooperate.

Which Direction Does Your Property Face?

Orientation is not a detail at the tip of a peninsula. It is the entire experience.

East, Sea of Cortez side: sunrises over flat water, cooling off fast once the mountains swallow the afternoon sun. Early risers, this is your zone. South: steady light all day and all year, the best pool deck exposure on the peninsula. West, Pacific side: front-row sunsets every single night. The trade-off is that your terrace turns into a griddle on peak summer afternoons.

When Are You Actually Here and Which Microclimate Fits?

Los Cabos runs two oceans and two climates, sometimes in the same afternoon. The Pacific side runs up to ten degrees cooler, breezy in spring and summer and sharp at night in winter. Furthermore, if you hate humidity, the Pacific side is your zone.

The Sea of Cortez and East Cape run warmer water, hotter air, and full tropical mode. The Corridor splits the difference, where Pacific breeze meets bay-shielded calm. December through April visitors tend to prefer Pacific breezes. Summer buyers should get closer to the Sea of Cortez, where the water is still swimmable.

Branded or Unbranded Property, What Is Your Rental Reality?

Be honest about how much time you will actually spend in the property. If the plan is to offset carrying costs by renting, this decision matters more than the view.

Branded residences from Ritz-Carlton Reserve, Four Seasons, Montage, and St. Regis cost more upfront and more monthly in HOA. However, the resort runs marketing, guest vetting, check-ins, and maintenance under brand standards you do not have to police. Renters actively search for these names, and that trust converts to higher yield and fuller calendars.

Unbranded properties offer lower buy-in, lower fixed costs, and full control. You keep more of every rental dollar. Additionally, you own every problem: marketing, guest screening, and maintenance from two time zones away.

KT, Your Insider Guide

After twenty-two years here, the mistake I watch buyers make has not changed. They fall for a layout or a view and skip the daily reality check.

I have watched people buy a west-facing villa on the strength of one perfect sunset, then spend every February fighting Pacific wind and wondering why they cannot walk down and swim. Moreover, I have watched the branded-versus-unbranded math play out the same way every time. Buyers balk at the higher HOA until the first leaky pipe or the first time they try to find a trusted maid service from 2,000 miles away.

Lock in your non-negotiables first. The right neighborhood finds you after that.
