Quivira Los Cabos did not get its name by accident. When developer Ernesto Coppel chose it for his 1,850-acre oceanfront master plan, he was making a deliberate historical reference. For centuries, explorers risked everything searching for a mythical hidden paradise of gold at the edge of the known world and came up empty. By planting the Quivira flag on the dramatic granite cliffs of Land’s End, Coppel essentially declared that the fabled paradise had finally been found. Furthermore, the gold was not buried underground. It was the Pacific sunsets, the championship golf fairways, and some of the most valuable luxury real estate on the Baja peninsula.

What Was the Original Gamble Behind Quivira?

The real story goes back to the late 1990s, and most people in the industry thought Coppel had lost his mind. He was looking at a rugged, isolated stretch of sheer granite cliffs and towering sand dunes at Land’s End, beautiful but brutalized by Pacific wind and completely unproven. The terrain was too steep. The location was too far from the calm swimmable waters of the Sea of Cortez side. Every argument said not to do it.

Coppel did it anyway. He broke ground on Pueblo Bonito Sunset Beach, which opened in 2002. Before 2004, moreover, he had already built a serious sales operation that proved something nobody believed: people would actually drive around the mountain to reach the Pacific side. That proof of concept held up so well that Sunset Beach is still expanding today, decades later.

With that beachhead performing, Coppel went bigger. Around 2005 he acquired the surrounding 1,850 acres and began laying the groundwork for Quivira as a master-planned luxury residential community. He brought in Jack Nicklaus to design the centerpiece. Quivira Golf Club opened in 2014, and those vertigo-inducing cliffside holes shut the skeptics up for good.

What Is the Second Jack Nicklaus Course at Quivira?

Demand from high-net-worth buyers has not slowed, so Quivira is adding a second Jack Nicklaus Signature Golf Course. This one plays differently from the original. Instead of heart-pounding cliff drama, the new 18-hole championship layout stretches across rolling northwest foothills over 7,000 yards, trading verticality for a more strategic design.

Wide valleys dense with native cardón cacti, arroyos winding through the fairways, and mountain backdrops define every hole. Additionally, the southern stretch opens directly to the Pacific, and during whale season you can watch them breach from the fairway.

What Real Estate Is Available at Quivira Los Cabos Right Now?

Quivira has grown into a genuinely layered market spanning entry-level condos to ultra-high-net-worth estates.

Mavila is the lock-and-leave pick. Contemporary 2-bedroom condos surrounded by desert gardens run from $515,000 to $825,000. Vacationers love these for rental potential, and developer financing occasionally appears on resales.

Copala is the more established neighborhood with a mix of condos and single-family homes. Resale 3-bedroom houses with classic Mexican-Mediterranean architecture trade between $1.5 million and $2.2 million.

Alvar comes from the same architects behind the St. Regis, delivering sleek ultra-modern low-rise residences with wide-open floor plans built to capture the Pacific sunset. Three to four-bedroom residences and penthouses start around $2.3 million and climb past $3.0 million.

St. Regis Residences remains the benchmark at the ultra-luxury tier. High-floor 3 to 4-bedroom oceanfront units with full resort amenities, private butler service, and beach club access are priced between $3.0 million and $5.2 million.

Old Lighthouse Golf and Ocean Club sits at the highest point on the granite mountain near the historic 1905 lighthouse. Custom estates and premium home sites here run past $6.0 million and represent the absolute peak of Quivira luxury.
